Описание

On a unique location under Laško Castle we have for sale a building plot with project documentation for the construction of a single-family house. The plot measures 1.992 m2 and is defined as building land according to the location information – SS residential area intended for living without or with accompanying activities. The building land is labeled SS / PIP according to the municipal spatial plan. Spatial unit designation: EUP: LAU-4.

The plot has a southern orientation and has an exceptionally sunny position. It is located at an altitude of 252 meters above sea level and is 400 meters away from the center of Laško. The slope of the plot ranges from 3.7 to 46 degrees. Access is arranged, easy, and paved (cul-de-sac). The plot connects to the existing municipal traffic infrastructure. All utility connections are at or near the plot where the road is (electricity, water, public sewage, stormwater, telecommunications, gas).

New constructions are allowed. Each building location must provide a minimum level of communal infrastructure. The distance of the building from the neighboring property line must be at least 4 m; for a lesser distance, consent from the neighbor or an opinion from a professional institution is required. When locating and constructing buildings, it is necessary to consider the characteristic pattern of settlement and the features of the local building tradition in the area under consideration. All new constructions must adapt to the dimensions of the existing built-up areas. Typically, the number of floors should be: basement, ground floor, and usable attic. The floor plan shapes of new buildings within village settlements and open spaces should be elongated with aspect ratios of 1:1.5 to 1:2. A more modern design is possible – articulation. The ridge direction should run parallel to the tiles and parallel to the longer side of the building, or it must be coordinated with the existing design of the village or cluster of houses. The roof should be a symmetrical gable roof, possibly with eaves. The roof pitch should be between 35 and 45 degrees. The roofing should be tiled or dark, or should match the prevailing color in the village. Light roofing is not permitted. More modern roof designs (mono-pitched, hinted gables, slopes, and flat roofs) are also possible. The window openings should generally be vertically elongated.

Agricultural buildings are allowed – cellars with living space (wineries and fruit storage), garden houses, holiday buildings. Rectangular floor plans are required with aspect ratios generally of 1:2 and a maximum built-up area of 50 m2. The building can have one floor above ground level and a usable attic. Buildings on sloped terrain, which are partially embedded or have their back wall fully sunk, may have only a usable attic above the basement floor – the knee wall can be a maximum of 1.6 meters high. The roof must be a symmetrical gable in roof pitches of 40 to 45 degrees with tiles or similar roofing material. The ridge along the longer side of the building must be parallel to the ground surface.

Size and shape of the building plot: for individual residential buildings and holiday homes, the size of the functional land can be a maximum of 700 m2.

The land is located in an area of cultural heritage protection / settlement and archaeological heritage – the area of the town core. Cultural heritage consent for the construction of a house has been obtained, which states that the construction of a single-family residential house is permitted.

I highly recommend purchasing the land with project documentation to anyone who wants to build a charming and modern designed single-family house in a unique location in Laško, which rarely appears on the market. The ownership status is clear, free of encumbrances and debts. You are kindly invited to view the property. Option 1 - Construction of a modern, single-family house and garage on the ground floor

The facility will be located on the slope of the castle hill, on the edge of the built-up structure of the city center of family houses. The location is not burdened with polluted air. There are no surface watercourses or groundwater within the construction area. The area is not burdened with noise, as the building is located on the edge of a residential area. The location is not burdened with waste. Communal waste is removed on an ongoing basis in accordance with the contract with the operator. The land is located in a protected area of cultural heritage. The plot is not in a protected area of natural heritage.

The plot lies on a sloping terrain - it falls towards the south. The planned buildings will be dug into the vegetated terrain. The level part of the plot remains free and is intended for the terrace, yard and driveway. The house is designed parallel to the layers of the terrain and has a ground floor. The northern wall of the building forms a retaining wall to the terrain. The encroachment on the space is minimal and does not disturb the view of the old city center of Laško. All living spaces are oriented to the south and west and thus optimally lit. Access to the terrace is possible from all rooms. The living room and dining room are designed perpendicular to the main axis of the building and divide the plot into private and semi-public parts. They are oriented towards the most attractive views of Laško. The design of the gable roof takes into account the laws of the terrain. The height of the roof is the same in all parts of the building, but the slopes of the roofs differ accordingly. The roof is made of brick - notched and coordinated with the surrounding buildings.

The apartment building will be a ground floor building, the floor plan size of the building will be 22 m x 12.5 m. The garage will be a ground-floor building with a floor plan size of 9.30 m x 6.50 m.

The ground floor (interior spaces - living room, study, wardrobe, appliances, refrigerator and storage room, guest bathroom, utility room, bathroom, bedroom, children's room 1, children's room 2, hall) will measure 148.35 m2. The outdoor area (seasonal kitchen – terrace, terrace, storage room and canopy) measures 79.65 m2.

Option 2 – Construction of a single-family (non-basement) classic house with a garage:

The facility is planned in a residential area of single-apartment houses. A garage is also planned as part of the functional land of the house. The size of the functional land of the planned facility is less than 500 m2. The plot is located in a protected area of cultural heritage - tours and excavations were carried out by the competent service, and a report was drawn up on the preliminary archaeological research carried out in the area of the planned construction. A Geological-geomechanical report has been obtained for the building, which defines the land as suitable for construction. All consents have been obtained to ensure minimum utility service. Living conditions in the immediate neighborhood will not deteriorate due to future construction. The facility is not located near a forest. The separation of the building from the neighboring borders is more than 4 meters, and the positive consent of the neighbor has been obtained for the building - garage. With its design, the building takes into account the characteristic pattern of the existing settlement. The intended building has two floors, a ground floor and an upper floor, and has no basement, with a floor plan with an aspect ratio of 1:1.5. The roof is a classic gable with a slope of 36 degrees. The ridge runs parallel to the layers and runs parallel to the longer side of the planned building. As a rule, the window openings are vertically elongated, the intended object is not buried. Fencing of the plot will be carried out with a combination of planting with shrubs and a fence in such a way as not to reduce visibility on the road.

Due to the location of the house and the terrace, it is necessary to extend the leveling of the terrain. Access to the garage will be via stairs, as the garage will be 2.31m lower than the house. With such a location, access by car is easy, and at the same time it is also possible to turn vehicles on the lot. Along the north side, due to the configuration of the terrain, it is necessary to construct a retaining wall. The house is designed as a low-energy building. The expected thickness of the insulation is a minimum of 20 cm in the Demit version. All glazing is provided with three-layer thermopane glass. The living spaces are dominated by parquet, while the service rooms are dominated by ceramics. The heating will be carried out with a heat pump with underfloor heating, and the ventilation will be regulated by recuperation. All living spaces are oriented to the south and thus make optimal use of natural light. Access to the terrace is possible from the living rooms, where the most attractive views towards the center of Laško open up. The north side is intended for service rooms and a staircase to the upper floor. On the first floor there are bedrooms with attached bathrooms. Due to the slope of the roof, part of the rooms are illuminated through skylights. The design of the roof is coordinated with the requirements of ZVKD Celje. The house has a classic gable roof, a slope of 36 degrees and has a brick roof, shingles, which harmonizes it with the surrounding buildings. The construction is classic, wooden, and the roof is brick. The entire roof is pitched and thermally insulated. The garage is dug into the ground and has a green roof.

The floor plan dimensions of the house are 12.46 m x 8.21 m. The height dimension is P+1 (knee wall 1.6 m). The foundation slab of the house is 30 cm thick. The load-bearing walls are classically built, 25 cm thick. The clear height of the ground floor is 2.6 m. The highest point of the ridge is 7.8 m. The foundation slab under the garage is 25 cm thick. The load-bearing walls are reinforced concrete, the back wall is intended as a retaining wall. The ceiling slab is 20 cm thick reinforced concrete and is designed as a green roof.

The ground floor (ventilator, boiler room, corridor, toilet, staircase, bathroom, kitchen, pantry, dining room, living room) has 80.33 m2 net floor area. The first floor (hallway, bathroom, room 1, room 2, guest room, bedroom, dressing room) measures 73.93 m2 of net floor area. In total, the house has a net floor area of 154.26 m2.
