On a mixed property of around 56ha, located in the parish of S. Bartolomeu de Messines, in the municipality of Silves, with a project for a 4-star agro-tourism resort already approved by Turismo de Portugal and the Silves City Council for 30 rooms.The hotel's main building will be located on a flat plot of about 6 hectares at the northern end of the property, served by an existing public road at the northern end of the property that intersects directly with the IC1 for loading and staff, and the main entrance for guests will be on another road that is also accessible from the IC1, but the latter has been tested and crosses the property in its central part until it intersects with the other public road to the north. On the rest of the property, there is approval to plant and market 10 hectares of vineyards in the central area and to rebuild some urban items scattered around the property for equipment/service functions such as a restaurant, conversion into stables, etc. or premium accommodation.In the southern area there are 2 reservoirs with a lot of potential as a source of water for agribusiness (vineyards, fruit trees) or for leisure/tourist activities, and there is a request for information for a village of 1 and 2 bedroom bungalows around the lagoons, currently only approved by Turismo de Portugal, which would increase the occupancy volume of the hotel unit.The property has direct access to the IC1 (which connects Lisbon to the Algarve), is located just 3 minutes by car from the A2 motorway, 6 minutes from the town of São Bartolomeu de Messines with all the shops and services needed for everyday life. The beaches of Armação de Pera and Albufeira are 25 minutes away and 30 minutes from major urban centres such as Portimão, Silves, Albufeira and Faro, including the airport and the Central Hospital.
